Practicing water safety and preventing legionella
What is Legionella?
Legionella is a naturally occurring bacteria found in hot and cold-water systems that can cause Legionnaires’ Disease. While uncommon, it can be serious. Infection occurs through inhaling tiny droplets (aerosols) from contaminated water outlets such as taps or showers, not from drinking the water.
How to keep your water system safe
- If you’ve been away for more than a week or have infrequently used outlets:
- Run all taps and showers for 5 minutes before use, turning on slowly to reduce splashing.
- Tip: Use a plastic bag over the showerhead (corner cut off) to reduce spray.
- Clean showerheads every 1–3 months using chlorine tablets or a mild bleach solution.
- If you have an immersion heater, run it for at least 1 hour daily.
- If you have a boiler, ensure the thermostat is set to at least 60°C.
Managing hot water temperatures
- Water must be stored at 60°C or above to control Legionella.
- If water feels too hot or poses a scald risk, speak to your location manager.
- They can arrange for a Thermostatic Mixer Valve (TMV) assessment or review boiler settings (within 60–65°C) to balance safety and comfort.
- Anchor cannot lower cylinder temperatures below 60°C due to legal requirements, but alternative measures can manage scald risk.
- Report any changes in hot or cold-water temperature immediately to your location manager.
Symptoms of Legionnaires’ disease
Watch for:
- Flu-like symptoms (fever, chills, muscle aches, headaches)
- Coughing, shortness of breath
- Diarrhoea or confusion in more serious cases
If you suspect exposure, seek medical attention immediately and inform your doctor.
