Right to rent checks

What are Right to Rent checks?
Before renting out a home in England, landlords must check that every adult living in the property has the legal right to rent. These checks help prevent illegal lets and are a legal requirement that must be carried out before a tenancy begins or individuals move in to a property.
Who needs to be checked?
We must complete Right to Rent checks for all adults living in your home, whether they are named on the tenancy agreement or not.
This includes lodgers or anyone else over the age of 18 who will use the property as their main home, at any point in a tenancy.
The documents we need to see
To carry out a Right to Rent check, we will simply need to see original documents that show you are allowed to live in the UK. This could include:
- A valid British or Irish passport
- An immigration status document or residence permit
- A Home Office online share code (for those who have digital status)
- Or other documents as listed by the government.
If you’re unsure which documents are accepted, just ask – our colleagues will let you know exactly what you need to provide.
How and when are the checks done?
Please bring the relevant documents with you to your viewing, as your Location Manager will carry out the Right to Rent check during your visit. We’ll verify that your documents are originals and genuine, and if you have digital status when you provide your share code we will check your details securely online.
The check is quick and confidential. Your information is treated with the utmost care and in line with our Privacy Policy.
What happens if your documents have an expiry date
If your permission to stay in the UK is time‑limited, we may need to repeat the check later.
We’ll always let you know in plenty of time if another check is needed, and will support you through the process.
What to do if you do not have the right documents
If you’re not sure if you have the correct documents, or you’re waiting for a Home Office decision, don’t worry. Let us know as soon as possible. We can use the Home Office’s online checking service to help verify your status, and we’ll guide you on the next steps.
Who is exempt?
Some people and types of housing are exempt from Right to Rent checks, including:
- Residents in housing provided under certain charitable arrangements or for supported housing
- Children under the age of 18 when the tenancy begins.
