Understanding Tenant Satisfaction Measures (TSMs)
The Tenant Satisfaction Measures, often called TSMs, were introduced by the Regulator of Social Housing in 2023 to help assess how well landlords are performing.
Our TSMs are now available at https://www.anchor.org.uk/existing-residents/our-performance. We’ll also be sharing the results in the next issue of Life magazine in the autumn.
TSMs look at how well we provide safe, good-quality homes and services, and help highlight where we can improve.
What do TSMs cover?
TSMs are based on a mix of resident feedback and our own performance data. They focus on how well we:
- Keep properties in good repair
- Maintain building safety
- Treat residents with respect and provide helpful communication
- Handle complaints effectively
- Manage neighbourhoods responsibly
How this applies to Anchor
At Anchor, TSMs cover our low-cost rental homes and low-cost homeownership services.
We share our results each year so you can see how we’re doing and where we’re making improvements. These results are also shared with the Regulator of Social Housing.
