Electrical Installation Condition Reports
Since 2021, we have been carrying out electrical installation condition checks in many of our leaseholders’ homes. These tests result in certificates called EICRs, or Electrical Installation Condition Reports, and these can identify a need to carry out remedial works which are then recharged to residents.
While testing of the communal areas in our leasehold developments is a legal requirement, it is not a requirement for Anchor – or for leaseholders themselves – to conduct tests in your homes.
Our residents have told us that they are unhappy they have to pay for sometimes costly remedial works to rectify issues found on certificates that they do not have an obligation to obtain.
In response to that feedback, we have made the decision to stop conducting in-dwelling EICR checks on our leasehold estates, once the current five-year cycle of testing is complete.
We expect to have completed this cycle of tests and remedial works by 31 December 2025, after which we will no longer carry out these tests in residents’ homes.
We will of course continue to satisfy our legal obligations to carry out testing in communal areas, and we recommend that leaseholders consider carrying out regular electrical checks in their own homes.
In some leases, Anchor is responsible for carrying out remedial works where stock condition surveys and/or asset lifecycles (rather than EICR tests) indicate that they are required. We will still carry out these remedial works.
