At Palm Court we have 24 leasehold and 16 rented purpose built apartments for people over the age of 60.
The development is situated between Oxton Village and Claughton Village and has excellent transport links to Birkenhead and Liverpool by bus train or ferry The local shops include post office, grocers, hairdressers and a good choice of restaurants . There are 2 doctors’ surgeries, Palm Court Is a short walk from Birkenhead Park and the Williamson Art Gallery.
In addition to each individual private property, all Anchor estates offer some shared facilities, available for the use and enjoyment of all the residents, and managed and maintained by Anchor. At Palm Court we provide a communal lounge, guest room and laundry and 22 parking spaces For those times when you might like to be more sociable and meet up with others, we also run social activities and events including bingo ,coffee mornings and music evenings.
The estate manager is resident on site to offer help, advice and co-ordinate any services provided.
Sometimes you may want to be on your own and other times you may want to be sociable. Our properties give you that freedom and our scheme manager can help arrange social activities where you can meet other like-minded people. We know pets are important to some people and we have a policy which welcomes small pets.

Leasehold properties
All Anchor leasehold estates offer a 24-hour alarm call service in private and shared areas. Every estate will have either a resident or visiting manager who provides help, advice and co-ordinates any services provided.
In addition to each individual private property, all Anchor estates offer some shared facilities, available for the use and enjoyment of all the residents, and managed and maintained by Anchor.
Shared facilities vary from one estate to the next. Anchor estates offer some or all of the following:
- a guest suite for visitors
- a maintained communal lounge for social activities and events
- residents’ and visitors’ parking
- lifts where appropriate in shared buildings of two or more floors
- maintained gardens for all residents to enjoy
- a conservatory shared by all residents
- a shared laundry which saves space in residents' kitchens
Rented housing
At Palm Court sheltered housing scheme, we offer purpose-built and well-maintained rented accommodation for people over the age of 55.
Your home will be completely self-contained with your own front door allowing the privacy and independence you expect. It will be easy to maintain, and you will be able to give your new home a personal touch and decorate and furnish it as you wish.
Your kitchen will have fully-fitted units. There will be storage space and lounge and bedroom areas.
Many of the people who live in our properties have arranged broadband and digital or satellite TV and most properties have a telephone point.
You will want to feel safe in your new home and that’s why each of our properties is fitted with an emergency alarm.
Leasehold properties
If you are over 60 years old and wanting to own a retirement property without the burden of maintenance and repairs, Anchor-managed properties may be the answer. Anchor estates are all very different. They range from a small cul–de-sac of six bungalows to a large estate of 86 apartments. Most are set in pleasant landscaped settings.
At each estate there will be an estate manager who can act as the first point of contact for any queries that residents may have and offer help to access any local services.
Our retirement properties have a real community feel where people interact with their neighbours, families and friends, continuing to do all the things they love.
Many of our leasehold housing developments organise a wide range of activities and events tailored to the interests of the people living in them.

How much does it cost?
Properties for rent
Your monthly fee will range from £557.75 and normally includes your rent, service charge and water rates.
Properties for sale
Service charges start at £208.76 per month. They cover the costs associated with the day to day repair and management of the estate, including insurance of the building and maintenance of communal areas.
What is included in rental fees?
Our service charge covers all the cost of amenities you share with your neighbours, including the scheme manager service, our 24-hour emergency call service (Anchor on Call), repairs and maintenance, window cleaning, gardening and the cleaning of communal areas.
Your local council will be able to advise you about getting help paying your rent and service charge through housing benefit. They will also be able to tell you if they will be paying grant to us to meet or contribute towards the support cost elements of our services to you.
What is included in leasehold charges?
The services provided by our estate managers include: liaising with residents and prospective residents; making sure the estate is safe, secure and welcoming; maintaining the building and managing the estate. The costs for these services, carried out by our professional staff, are included in the monthly service charge.
All this has the added advantage of protecting property values for all residents.
The estate manager is available to discuss financial issues related to the running of the estate. The audited accounts will be sent to you by post every year. Actual expenditure is monitored against the annual budget throughout the year and service charges are reviewed annually.
Service charges are put together in accordance with the terms of your lease. They cover the costs associated with the upkeep of the estate, including insurance of the building and maintenance of communal areas.

Making the most of technology
Everyone’s safety and wellbeing is our absolute priority, so where possible we are offering prospective residents the opportunity to use technology to do virtual viewings and can send videos and photographs to support your decision making. We will of course be delighted to welcome you for an in-person viewing if this is your preference.
