At Moorfield Court leasehold retirement development in Nottingham , we offer 4 one bedroom and 4 two bedroom purpose-built properties for sale for people over the age of 55.

The development is close to Southwell and has excellent transport links to the city centre, Newark, Nottigham & Mansfield. The local shops are approximately a 15 minute walk and include supermarkets, a post office, library, bakery, hairdressers and café’s, Boots Chemist, Birds Bakery, Pitchfords Butcher, Gossip’s Coffee rooms and Minster café and shop. There is a doctors’ surgery in Southwell on The Rope Walk. Other local amenities include a cinema, bowling alley in Nottingham and Newark.

In addition to each individual private property, all Anchor estates offer some shared facilities, available for the use and enjoyment of all the residents, and managed and maintained by Anchor. At Moorfield Court we provide 2 communal lounges, an on-site laundry, well maintained landscaped gardens, a guest room and 23 parking spaces. For those times when you might like to be more sociable and meet up with others, we also run social activities and events including coffee mornings, lunches, games evenings and organised day trips.

The estate manager is on site Monday to Friday to offer help, advice and co-ordinate any services provided.

You will not need to worry about maintenance and repairs or gardening upkeep as we take care of those. We provide a wide range of facilities, including a communal lounge, guest room, a garden with seating area, an on-site laundry and 20 parking spaces.

Life at Moorfield Court extra care housing

At Moorfield Court we have a range of great on-site facilities available to all residents, including a lounge, laundry, a guest room for visiting friends and family, and communal gardens for exercising and gardening.

The building is purpose-built, ensuring it is wheelchair accessible throughout and includes lifts to all floors.

There is also a secure door entry system for your added peace of mind.

Nearby facilities include supermarkets, a post office, library, bakery, hairdressers and cafes. There is a doctor's surgery in Southwell. Other local amenities include a bowling green, tennis club and a leisure centre.

There are excellent transport links to Newark, Nottingham and Mansfield close to the property.

All Anchor estates offer a 24-hour alarm call service in private and shared areas. Every estate will have either a resident or visiting manager who provides help, advice and co-ordinates any services provided.

In addition to each individual private property, all Anchor estates offer some shared facilities, available for the use and enjoyment of all the residents, and managed and maintained by Anchor.

Shared facilities vary from one estate to the next. Anchor estates offer some or all of the following:

- a guest suite for visitors
- a maintained communal lounge for social activities and events
- residents’ and visitors’ parking
- lifts where appropriate in shared buildings of two or more floors
- maintained gardens for all residents to enjoy
- a conservatory shared by all residents
- a shared laundry which saves space in residents' kitchens

Rented properties
Your home will be self-contained with your own front door allowing the privacy and independence you expect. It will include a lounge, bedroom areas and a kitchen with fully-fitted units. With lots of storage space, it will be easy to maintain and you will be able to give your new home a personal touch by decorating it as you wish.
Most properties have a telephone point and you will have the choice of arranging broadband and digital or satellite TV.
You will want to feel safe in your new home and that’s why each of our properties is fitted with an emergency alarm.
There are letting restrictions at this scheme which means you or a close family member must live within Southwell, surrounding villages or within Newark and Sherwood Borough Council to be considered. Please contact us for more details.

Leasehold properties
If you are over 60 years old and wanting to own a retirement property without the burden of maintenance and repairs, Anchor-managed properties may be the answer. Anchor estates are all very different. They range from a small cul–de-sac of six bungalows to a large estate of 86 apartments. Most are set in pleasant landscaped settings.
At each estate there will be an estate manager who can act as the first point of contact for any queries that residents may have and offer help to access any local services.
The letting restrictions detailed above do not apply for leasehold properties.

If you are 55 and over, still independent but need a little help time to time, then rented housing with extra care could be for you. It’s just like living in an independent retirement flat, but with the added benefit of access to care and support when you need it.

Move into one of our self-contained properties at Moorfield Court and you’ll be getting your own high quality home, with the reassurance of care and support from a 24-hour on-site team of professionals. You’ll also benefit from a range of great on-site facilities in a fully accessible setting, and a thriving community.

At Moorfield Court housing with extra care we support those aged over 55 with one or more care or support needs to continue to live independently by offering a range of services that support and flex to your needs. This could range from help with shopping, cooking, housekeeping, catering, care, housing related support and wellbeing. You decide the type and level of support that suits your lifestyle.

On-site care provision at Moorfield Court is local authority approved and funded (subject to financial assessment).

A local manager is based on site to provide peace of mind when it comes to maintaining your home and managing your tenancy. You’ll also find active links with the local community that promote socialisation, including specialised interest groups and services.

How much does it cost?

Properties for rent

Your monthly fee will range from £692.42 and normally includes your rent, service charge, heating, hot water and water rates.

Properties for sale

Service charges start at £370.83 per month. They cover the costs associated with the day to day repair and management of the estate, including insurance of the building and maintenance of communal areas.

What is included in leasehold charges?

The services provided by our estate managers include: liaising with residents and prospective residents; making sure the estate is safe, secure and welcoming; maintaining the building and managing the estate. The costs for these services, carried out by our professional staff, are included in the monthly service charge.

All this has the added advantage of protecting property values for all residents.

The estate manager is available to discuss financial issues related to the running of the estate. The audited accounts will be sent to you by post every year. Actual expenditure is monitored against the annual budget throughout the year and service charges are reviewed annually.

Service charges are put together in accordance with the terms of your lease. They cover the costs associated with the upkeep of the estate, including insurance of the building and maintenance of communal areas.

What is included in rental fees?

Our service charge covers all the cost of amenities you share with your neighbours, including the scheme manager service, our 24-hour emergency call service
Anchor on Call, repairs and maintenance, window cleaning, gardening and the cleaning of communal areas.

Your local council will be able to advise you about getting help paying your rent and service charge through housing benefit. They will also be able to tell you if they will be paying a grant to us to meet or contribute towards the support cost elements of our services to you.

To ensure housing with extra care is right for you, and you meet local eligibility criteria, your application will usually need to go through a local process which involves the local authority, a nominated care provider and us.
