Building on more than 50 years’ experience, our Asset Management Strategy 2022-25 ensures our buildings will continue to provide places where people love living, both now and in the future. Anchor is always aiming to provide more and better homes that create quality, comfortable living environments. The Property & Assets Directorate are responsible for this.
We are responsible for all our buildings - from repairs, planned works, safety and sustainability; we are a holistic property and asset management service providing safe, high quality, healthy homes that will help support the nation’s transition to net zero. But we don't only focus on property; we see residents, their homes, and the experience we provide as fundamental which is why we seek people to join us who care about great service and getting things done.
We’re an empowered and motivated team of around 200 colleagues. Property and Assets are made up of:
We’re proud to deal in solutions, our team is responsible for responsive repairs, alterations, and improvements. We also engage with our customers by delivering our investment programme on the ground and managing delivery contracts. We operate a “Don’t Walk By” principle for each surveyor for a defined list of locations.
We’re all about customer safety, we manage the servicing and remedial works to electrical and mechanical equipment as well as fire safety works.
The Portfolio Strategy team is here to ensure we have a plan for all the homes in our portfolio, and ensure our money is being invested wisely to improve our homes for our residents. The team includes:
- Strategic Asset Management, who are responsible for collecting the asset condition data and using this to formulate the prioritised asset investment plan.
- Group Estates, who cover disposals, acquisitions, rates management, external rents payable and mortgages.
- Portfolio Strategy Surveyors, who lead on a programme of comprehensive strategic reviews to better understand different locations and the opportunities and challenges within an area.
The Property Sustainability team are leading our journey to net zero carbon, and support Anchor to mitigate impact on the environment and manage climate risk. The team includes:
- The Energy & Retrofit Team, responsible for defining the way our homes are maintained to high energy efficiency standards, operating efficiency, metering and billing.
- The Environment & Sustainability Team are responsible for Anchor’s Sustainability Strategy and plans, as well as leading ESG reporting for the organisation.
Health & Building Safety
The Health and Safety team assist the organisation in the development and implementation of its Health and Safety Management System. Principle tasks are the completion of fire risk assessments, health and safety auditing and the provision of training and general advice.
The Building Safety Team coordinate completion of fire safety remedial works by accredited contractors following identification during fire risk assessments or fire door and compartmentation surveys.
The Building Safety Manager ensures that management processes for the registration of high-risk residential buildings (HRRBs) are in place and are maintained. This role also coordinated remedial works to external wall systems on a prioritised basis.
This team drives continuous improvement in performance of both Property & Assets and the wider business. This is achieved through data analysis and reporting and leading change initiatives.
