Our village services are designed to ensure you can really enjoy your retirement. Moving to Hampshire Lakes offers the opportunity to own your retirement apartment and make the most of everything the village has to offer, without having to worry about expensive repairs or maintenance.

We take care of all the tasks associated with managing and maintaining the village facilities, support services, buildings and grounds, on your behalf.

And as Anchor are a not-for-profit organisation, we keep our service charge as low as possible. A copy of a typical service charge account can be obtained from the Village Adviser.

The service charge at Hampshire Lakes covers a range of village services, including:

Buildings insurance, maintenance and repair contracts

Any external maintenance to your apartment, the village and its facilities is arranged by Anchor who also insure all the buildings. The service charge also covers regular window cleaning. Repair contracts for lifts, kitchen equipment and other plant and equipment are in place and all necessary checks are done on a monthly, quarterly or annual basis to comply with manufacturer’s recommendations and legislative requirements where appropriate. The communal areas at Hampshire Lakes are inspected daily by the maintenance team to make sure that all lights and equipment are working correctly. The team also PAT test all electrical equipment.

Upkeep of gardens and grounds

The village gardeners at Hampshire Lakes tend all the gardens as well as look after the paths and walkways to make sure they are free of trip hazards and look beautiful.

The village manager and village team

The day-to-day running of the village and all its amenities is the handled by the village manager, administration and catering teams. They ensure that all aspects of the village are constantly monitored and that the wellbeing of all residents is maintained.

The village handyman

A qualified handyman is available on-site at Hampshire Lakes to undertake small repairs and provide fire alarm/equipment checks within the village, under the service charge. Residents may pay an hourly rate to use the handyman services for help with small jobs in their home.

24-hour on call response system

The emergency call system within every home at Hampshire Lakes ensures a member of the village team will be able to offer direct assistance 24-hours a day.

Electricity, gas and water used in communal areas

The heating, lighting and use of water in the communal areas and gardens are metered and the bills are paid on behalf of the village using the service charge.


The very highest standard is maintained through the central facilities within the village by the housekeeping staff. They are also available for the benefit of any residents on a pay-for-service basis.

Wi-Fi and telephone communications

The service charge covers your telephone line rental. There will be Wi-Fi in the communal areas within the village for you to access. Telephones are billed for external calls via an Anchor controlled switch. Internal calls are free. You do have an option to go directly with your own choice of phone provider. If want your own choice of Wi-Fi then you would purchase separately – direct with that provider and you would be billed direct.

Freeview TV

We will provide standard freeview channels and the property is wired for sky plus. If you want this then you would need to subscribe. 

Laundry facilities

The laundry facility is available for use by all residents and offers very competitive rates.

Car parking licenses

Separate to the lease, you may be offered a licence to park a car in one of our allocated parking spaces (Subject to availability). The lease specifies that car parking spaces are allocated under a licence. The licence is renewable every 12 months and is subject to a separate fee on issue.

Communal transport

A village minibus and driver are provided for scheduled shopping trips and excursions and is available to all residents.

Communal catering facilities

Hampshire Lakes has its own trained catering staff and the various catering facilities are for use by all residents and their guests. The property costs, utilities, and depreciation are all covered.

The Spa and Wellness Centre

Residents have access to all the facilities in The Spa and Wellness Centre at Hampshire Lakes, although for some dedicated activities there may be a charge, such as hair and beauty treatments.

Social activities and events

The village team organise a wide range of social and educational activities at Hampshire Lakes. Events will either be funded by Anchor, through the service charge, or be subject to a small fee.
